Open House Review: 11 Colonial

Entering the home, the realtor pointed out that the home is a fixer-upper, which was quite obvious. However, the layout and vaulted ceilings throughout show very nicely. In addition, a single story home with 4 bedrooms is very desirable in Irvine, especially with a larger yard than newer homes. Prices of homes are on the rise, but I am curious if the condition of the home warrants the asking price. Colonial is one of the main residential streets leading back to other cul-de-sac streets in the neighborhood, so it will have higher traffic than some of the other streets. The community does not have a pool.

The basics:
Asking Price: $950,000
Bedrooms: 4
Bathrooms: 2
Square Footage: 1,975
Lot Size: 5,247
$/Sq Ft: $481

Open House Review: 9 Alba West

Today I am reviewing a desirable single level home in Northwood’s Park Paseo Community.  The home is a zero-lot-line property which is located in a quiet, private location on a small cul-de-sac street.  Unlike other locations, Alba sits at the end of the community, off of where Hicks Canyon dead ends.  With the home backing to Hicks Canyon, the backyard feels more private and serene.  The home would be desirable for a family wanting to be walking distance to the elementary and high school, and biking distance to Sierra Vista Middle School.  Santiago Hills, Sierra Vista Middle School and Northwood High School are designated for this neighborhood.

Asking Price:       $818,888
Bedrooms:          3

Bustling with people, the open house had many people looking at this single level condominium.  Although the  home’s dining room and living room windows face Park Place, a non-residential street, it is an end-unit, has a large grassy area just out the front door and is located just steps away from the pool, as well as being walking distance to Santiago Hills Elementary School and Sierra Vista Middle School.

Open House Review: 4 Urbino

Today I saw a house at 4 Urbino.  It is nicely situated on a quiet cul-de-sac street in the gated community of Windstream.  Windstream is divided into three gated sections so it limits the amount of car traffic although pedestrian traffic is not limited between the sections. 4 Urbino is found in one of the smaller portions that consist of 2 short cul-de-sac streets and just steps from the community pool and Hicks Canyon Trail.
