Last week, I reviewed the Juniper collection in Portola Springs. This week, I will review Elderberry, the other new neighborhood in Portola Springs. Built by KB homes, Elderberry will have 43 single family homes with three different floor plans. Homes will range from 2,799 – 3,072 square feet with 4 – 5 bedrooms and 4 – 4.5 bathrooms. The average lot size is only 3,600 – 3,800 square feet. Like Juniper, Elderberry is south of Portola Parkway and east of Portola Springs and Modjeska Roads. All homes have a downstairs bedroom, upstairs loft, and attached, two-car garage.

Portola Springs: Juniper Collection Review
Portola Springs opened two new home collections in August. I will review the Juniper collection this week and the Elderberry homes next week. Built by Richmond American Homes, there will be 61 single-family detached condos in the collection. The homes are south of Portola Parkway, east of Portola Springs and Modjeska Roads, and just north of the Cressa collection that opened last year. There are three floorplans (though plans 2 and 3 are almost identical) ranging from 1,991 – 2,408 square feet, with 4 bedrooms and 3 – 4 bathrooms. The average lot size is 2,886 square feet. All homes have a downstairs bedroom and an attached, two-car garage.
Eastwood Village: Morro Collection Review
The Morro collection is the last of the recently-opened neighborhoods in Eastwood Village. Built by The New Home Company, there will be 81 single-family homes in the collection. The neighborhood is at the northern edge of Eastwood Village, bordered by the Hicks Canyon Trail on one side. There are three floorplans, ranging from 3,513 – 4,022 square feet, with 4 – 5 bedrooms and 4.5 – 5.5 bathrooms. Lots will average 4,500 – 5,000 square feet, with two of the models representing average lots (the third model is on a much larger lot, demonstrating the few premium lots within the collection). All homes have a downstairs bedroom, upstairs bonus room, and an attached, two-car garage.
Open House Review: 65 Cape Cod
It was tight parking on the street due to the amount of cars parked on the street but 65 Cape Cod is a two story, zero-lot line property that is move-in ready. I was surprised to find out that the home’s status is “Accepting Backup Offers” just four days after being on the market. While a nice home, I originally felt the asking price may have been high due the detached garage, lack of a full bathroom next to the ground floor bedroom, and lack of community amenities, but it showed well and has no HOA fees or Mello Roos.

Open House Review: 5 Charleston
This is a two story zero-lot-line home in Northwood Park and is move-in ready. 5 Charleston is nicely located on a cul-de-sac street and close to the community pool and tennis courts. Although the wall at the end of the cul-de-sac backs to Irvine Boulevard, I did not notice traffic noise from the outside of the home.
