The flipping fund closes to new investment in two weeks. If you are thinking of investing, time grows short.

In related news, I am in negotiation with an established operator in Las Vegas to provide deal flow for cashflow properties. Once I know I can deliver these properties, I will be able to offer them to fund subscribers and IHB readers.

The IHB had tremendous traffic again this week. Several posts were picked up by Patrick.net, and Barry Ritholtz at the Big Picture linked to the IHB too. Our RSS feed climbed to over 4,000 this week as well.

10% a year appreciation

When asked about the rate of appreciation they expect, new home buyers consistently say they believe they will get 10% annual appreciation. Since wages don't go up 10% per year, I don't know how that is supposed to occur, but that's what people believe.

Perhaps that particular form of innumeracy also applies to long-term home owners who live in Irvine….

    It looks like “near end of cul-de-sac” is actually at the beginning of the cul-de-sac, although it is only 3 houses long so what the hell. Subliminally, is the end near? 😉

    The “huge grassy area” part is an even longer stretch. I can’t quite see a game of touch football.

    Wow! An 11,000 sqft lot in Irvine and a backyard where you don’t have to look into your neighbor’s bedroom window. What a concept! Do you think houses like this will ever be built like this again in Irvine?

      I’m not trying to “talk up” this property. Simply put, a huge lot in Irvine is awesome even if a 4,000 sqft home is a bit ridiculous. I’m only making comments from the pictures in the listing. How many other houses featured here show non-existent yards or ones where you have no privacy from the neighbors (even in Shady Canyon and Turtle Ridge).

          Sure, why not? I haven’t seen the house in person so I really have no idea if the price is justified or not (although probably not if it’s close to the entrance gate and busy street like someone mentioned). There have been over 150 houses priced over $1.25m sold in Irvine in the past year despite everyone harping about how horrible the economy is.

          Yesterday I was watching Flip this House and they featured a property (http://www.realtor.com/property-detail/1001-Del-Rio-Ave_Los-Angeles_CA_90065_b424e501) in Los Angeles that sold for $400,000 in 2008. Sounds like a bargain, except that it’s in gang territory (a murder occurred down the block while they were filming), it looked like it was on unstable ground (they showed a cracked foundation), it’s tiny with no yard. Value, I suppose, is all relative.

    1999 purchase and 2000 year built. Using purchase price to gauge appreciation is plain silly. Only way to understand what these owners think this appreciated is by learning how much their build outlay was.
