Two houses came on the market this week in Northwood’s Woodside neighborhood. I will review 16 Hidalgo this week and walk you through 18 Alondra next week. Both homes have been partially remodeled to include new kitchens, but neither has fully updated the bathrooms.

I have seen many homes of this model, not only in the Woodside neighborhood, but also in the adjacent neighborhoods of Park Paseo and Windstream. They vary slightly between neighborhoods, but the overall footprint is the same. This home has nice curb appeal, with brightly colored red and pink flowering trees out front and a small, covered patio near the end of the door. The house is located near the end of a quiet cul-de-sac and next to a greenbelt, so it’s also safe to let children play outside.

Open House Review: 125 Overbrook

Today I am reviewing a Plan 1 Cambria condominium in Stonegate, that had a recent price reduction from $719,888 to $699,888.  Parking for guests are off the street in front of the row of homes jutting perpendicular off of Overbrook. I am not sure why it is advertised as a 3 bedroom, when it currently is a 2 bedroom with an open loft that currently lacks full walls or a closet. Even if the loft was converted into a bedroom, there is no access to a shared bathroom upstairs.  The only two bathrooms upstairs are found in the two bedrooms.

Open House Review: 80 Avondale

Last week, I walked you through 97 Waterman in West Irvine. This week, I’ll show you 80 Avondale, a property with the exact same layout, located just around the corner from the other property. Since my visit, Redfin now lists 80 Avondale as “accepting backup offers.”

Open House Review – 36 Monroe

This week, I viewed a three-bedroom townhouse at 36 Monroe in Northwood. It is an end unit and is just across the street from the community pool and spa. The home has a detached two-car garage that is accessed from the back patio.

The building is located extremely close to the 5 freeway and, while none of the windows face that direction, you can still hear the noise from inside the home. The exterior of the tract was recently painted, so it looks attractive from the outside. There is a narrow entryway just inside the front door. The area has tile floor and could hold a narrow table. The staircase is on the other side of the entryway.

Eastwood Village – Belvedere Collection Review

The Belvedere Collection is the final set of homes in Eastwood Village. These are the largest houses in the village, going as high as 2,952 square feet. All homes are single family residences, typically with nine houses on each side of the street. There will be a total of 135 homes, each with an average lot size of about 3,550 square feet. The models, however, are on premium lots that are about 300-500 square feet bigger. The Belvedere homes are on the western edge of the village, bordered on the east by the Piedmont neighborhood, the new elementary school (opening in 2017), and a future park. There are three primary models, plus a 3X and a single-story Residence 4 that is not advertised. The models all have two-car garage. Homes have 2-4 bedrooms, 2.5 – 4.5 bathrooms, and range from 2,033 – 2,952 square feet. Elevations include Santa Barbara, Early California, Formal Spanish, Spanish Monterey, Traditional Monterey, and French.
