Cost of Living — Tunic

As I reflected on the design and layout of the Ideal Home Brokers site, I began to ask myself what questions people might have that we can answer here at the IHB. One of the first questions people ask when they begin their home search is “how much house can I afford?” We can answer that one.

I am not a mortgage broker, and I have no doubt there are programs where you can finance much larger numbers than what we show in our calculator. The calculator shows what people can really afford using conservative financing metrics; what people can finance is different — it shouldn’t be, but it is. Lenders occasionally create new Ponzi Schemes where terms and the amounts financed are unstable, as was the case during the Great Housing Bubble.

Using the Calculator

To begin working with the calculator, you must press the button, “click to edit.” This opens the spreadsheet and will allow you to change cell entries. Confine your changes to the second column marked “Inputs.” Do not refresh the page or navigate away during your work, or you will lose your changes. Your work cannot be saved.

The sheet comes pre-populated with generic entries based on historic norms in the Inputs column. There are many formulas in this column as well, but you can overwrite them with your own data. Any critical formulas are in the Calculations column; don’t change them.

Your Personal Analysis

Since the primary determinant of affordability is gross income, the spreadsheet starts there. Input that number plus any non-housing monthly debt obligations you have.

The spreadsheet default is for an FHA purchase. The maximum purchase price based on your income is calculated, and the remainder of the calculations are based on those numbers. If you change the downpayment from the FHA-standard 3.5% to a higher number, the calculation will change to metrics based on historic financing standards.

Cost of Ownership

If you are not interested in financing criteria, and instead you can plug in a specific property’s purchase price and see the cost of ownership as described in Rent Versus Own and IHB Property Valuation Reports.

No Comparable Data

Without having comparable sales and rental data for a specific property, there is little else that can be calculated. I had originally intended to provide a spreadsheet similar to the one that generates our IHB Property Valuation Reports. It can’t be done without data on comparables.

I have known Zovall now for three years, and in all that time, he has been consistent about his dream to build a website and community. He started with a vision, and now he is enjoying watching the IHB grow and evolve.

It all started three years ago today when Zovall and IrvineSingleMom set out to write about Irvine housing. With the fascination with housing caused by The Great Housing Bubble, the Internet was fertile for growing a blog about housing. From its humble first post, the IHB enjoyed a steadily increasing readership and a greater sense of community.

Ideal Home Brokers

We have grown into something more now. It is easy to be an armchair quarterback and criticise the way real estate is bought and sold. We are taking action to do something about it with Ideal Home Brokers.

For those of you who like the IHB the way it is, nothing will change here at the blog. I will continue to write what I believe to be true about market conditions, and during the week, there will always be posts featuring properties in Irvine. Look at Ideal Home Brokers as an add-on; it is an extension to the service you receive when you come to read the IHB.

Some people will want our reports and our advice when buying and selling homes; some will not. We are here to fill what we perceive to be an unmet need. Only time will tell if that need is real or imagined. We are here to serve.

Before anyone claims I am being an elitist, let me point out that I spent most of my childhood in a rural farm community in Central Wisconsin, and I have lived for many years in manufactured housing. It can be quite nice, as today’s featured property demonstrates.

Manufactured housing has been given a bad rap for years. It is relatively inexpensive — which means it has cheap fixtures and finishes — and it is generally associated with the lowest rung on the property ladder.

Many people falsely consider them unsafe. It is standard practice in the media to drive straight to a mobile home park after a big storm because they believe they are likely to find damage there. With modern standards for tie-downs, manufactures homes are as capable of withstanding storms as site-built.

No matter how nice a property is, people still have a stigma for manufactured housing — which is a shame because even site-built housing is manufactured these days; it is just manufactured on site.

It wouldn’t surprise me if this property really is worth $332,000 in today’s market. Everyone wants to retire here, right?

The Manufactured Home Business of Yesteryear

My mentor was a seasoned real estate developer in Florida who made a fortune developing manufactured housing communities in the center of the state. Back when these communities were popular, the way developer’s made money was through site rent — it was a cash-cow business.

The developer would put in a small amenity package and sell tightly-packed mobile homes for cost. The development itself was a breakeven proposition, but once you got hundreds of people to park their manufactured homes on your site, you could slowly bring up the rents and drain all the equity out of the properties. The park could be kept for cashflow or sold for enormous valuations.

There are many mobile homes in Central Florida that have little or no resale value because rental rates barely cover site rent on the home. You see the same problem with some of the small condos in Laguna Woods, and of course, with the North Korea Towers.
