The Silverleaf Collection in Portola Springs is built by California Pacific Homes. These are courtyard homes, or detached condominiums, so they are detached from each other but sharing a motor court rather than a private driveway. There will be a total of 147 units with six homes per motor court. There are three different floor plans, plus a 1X variation that will only have two total units, with plans to release both in phase 8. Some of the homes are set far back from the street, behind the other units. The shared walkway goes between the condos, rather than around the outer edge. The neighborhood is in the middle of the new area of Portola Springs, with half the homes on the western edge and half on the eastern edge. The condos all have three bedrooms and 2.5 – 3.5 bathrooms, with a total of 1,636 – 1,839 square feet. All homes have an attached, 2-car, side-by-side garage. Elevation styles include Spanish Revival, Formal Spanish, and Santa Barbara.

The Indigo Collection in Portola Springs is built by California Pacific Homes, and has the smallest homes of any of the new neighborhoods. There are three different models of flats and townhomes, plus a variation on residence 3 (3X). The homes are arranged in with anywhere from four to six units per building. In a four-unit building, there will be one of each model. A five-unit building has two each of residences 1 and 2, plus one residence 3X. In a six-unit building, there are two of each residences 1, 2, and 3X. It looks like there are only eight planned residence 3 homes in the first section of homes. There will be a total of 171 Indigo homes, split into two sections; one with 79 units and the other with 9.  The first phase are at the south end of the village, bordered by Modjeska, Still Night, and Northern Point. A large group of apartment homes is scheduled to open this spring just south of these homes, between Still Night and Irvine Boulevard. The second set of Indigo homes, which won’t open until the entire first group of 79 homes is sold, will be in the center of the community, surrounded by other new Portola Springs neighborhoods. All homes have an attached two-car garage. They range from 2 – 3 bedrooms and 2 – 3.5 bathrooms, with 1,178 – 1,822 square feet of living space. Portola Springs just released an entire new section, featuring five new home collections and two parks. This neighborhood is in the southeast corner of the village, bordered by existing homes off of Irvine Boulevard to the south, Modjeska to the west, Portola Springs Road to the north, and undeveloped land to the east. Additional apartment homes will open on the south side of the neighborhood later this spring. Some of the homes will be a very short walk to the new elementary school. Residents will be part of the Portola Springs Community HOA, with full access to all of the village parks and pools. Some tracts will also have a second HOA just for the tract.

The Marin Collection in Eastwood Village is the last of the three neighborhoods that are currently open. An additional three neighborhoods are scheduled to open on March 19. Marin has two main designs (1 and 2) with three variations that aren’t modeled (1X, 1Y, and 2X). The Marin homes are single family, detached condos with a shared motor court for every four homes. The current phase is located just north of the Petaluma homes, stretching from the western edge of Eastwood Village to Parkwood (the road that runs up the center of the village). Marin will finish with 159 homes; 90 of those will be in the location described while the remaining 60 will be an extension in another location that is yet to be determined. Homes have a two-car garage, 3-4 bedrooms and 2.5 – 3.5 bathrooms, ranging from 1,948 – 2,332 square feet. Building elevations will include Early California, Formal Spanish, French, Traditional Monterey and Spanish Monterey.

The Petaluma Collection in Eastwood Village is one of three sets of detached condominiums. Helena, a smaller set, is not open yet; next week I will review Marin, the bigger set. The current phases of this neighborhood are in the southwest corner of the Village, bordering Irvine Boulevard and Parkwood. There are three different models, eventually comprising a total of 107 units. In all of the current configurations, the Residence One model is in the middle with Residences Two and Three on the sides. Most streets will have either three or six homes in a row, sharing a common driveway among every three homes. Petaluma Homes all have 3 bedrooms and 2.5 bathrooms, ranging from 1,684 – 1,898 square feet of living space. Building elevations include Santa Barbara, Early California, Formal Spanish, Spanish Monterey, and Traditional Monterey. The models sit on lots ranging from about 2,700 – 3,500 square feet, with the actual homes sitting on comparable lots.
