This home, while located nicely in the middle of the pathway, across from the tennis courts, is in a tranquil area, but owners and guests must walk down the pathway to access the home.  Parking can be a bit tricky for guests with limited guest parking, but there is more parking on the outskirts of the community, on Park Place or Orange Arrow.  This home comes with a one carport spot and one open parking spot.  It is a two level townhouse with kitchen, dining area and living room downstairs and two bedrooms upstairs with a jack-and-jill bathroom.

194 Pineview feeds into Santiago Hills Elementary School, Sierra Vista Middle School, Northwood High School

The home is a middle unit, sharing walls with neighbors on each side.  This home is has a mix of tile and wood laminate flooring, an updated kitchen, clean paint, and laundry hookup located outside on the patio. The downside of the home is it has original windows, the ceilings upstairs are still textured and bathrooms still have some original features. The patio, whilst nicely faces the stream, is open to neighboring patios so it is not a private, enclosed area.

Upon entering, tile that looks like wood, flows throughout the entrance and first floor.  Immediately to the right is the open kitchen with a peninsula that looks out to the dining room and living room.  There is space for bar seating.  The kitchen has new grey counter tops, stainless steel appliances and new cabinetry.  There are plenty of cabinets and counter space, but the kitchen lacks a pantry.  I do no recall if I saw a dishwasher.

The dining area is able to furnish a small dining table. It sits between the kitchen and the step down living room.  The living room is spacious with a fireplace in the corner.  With cathedral ceilings and a large sliding glass door it provides a spacious and airy feel. A built-in bookshelf sits next to the few steps leading down into the living room. The sliding door opens up to the patio, which has space for chairs and small table.  As mentioned previously, it is not a completely private patio, with off-set neighboring patios, open to each other.

   

The half bathroom is updated with new white cabinetry and an updated counter top.

A skylight brings in natural light onto the staircase and once upstairs, two doors are on opposite ends of the hall leading to the bedrooms.  The bedrooms and hallway have laminate wood flooring.  Both bedrooms have vaulted ceilings and a large window.  The first bedroom is smaller and does not have direct access to the shared bathroom.  It has a closet with dual mirrored sliding doors.  The window looks out to the front of the home, so the tennis courts are slightly visible.

 

The shared bathroom is located in the middle of the hallway.  It has a single sink and a fiberglass tub/shower combo.  Another door sits across from the toilet, leading into the master bedroom vanity area.  The toilet is shared between the two bedrooms.

 

The master bedroom is a good size.  A set of cabinets sits above the windows.  A good size walk-in closet sits next to the windows.  A set of cabinets sits in one corner and another closet sits in the vanity area.  The master has vaulted ceilings and a skylight in the vanity area.  With only a half-wall separating the sleeping quarters from the vanity, light and noise might affect someone in the bedroom. The hardware, lighting and flooring have been updated in the dual sink area, but the cabinetry is worn and in poor condition. I have seen the vanity area in this same model, remodeled into a private master bathroom with a shower, single sink and toilet.

The home is just down the street from Santiago Hills Elementary School, Sierra Vista Middle School and walking trails.  The realtor mentioned the home fell out of escrow and is now back on the market.
