Open House Review: 23 Christamon East

Last week I reviewed the same model in Park Paseo, but located a couple streets over on 28 Palmatum. Today I am reviewing 23 Christamon East, which sits nicely at the end of a cul-de-sac street, and just a few hundred feet from Santiago Hills Elementary School, Community Clubhouse, tennis courts and swimming pool.  The property is also close distance to Sierra Vista Middle School and Northwood High School.  Both properties have a huge bonus room and there are differing upgrades in each home.

This is the largest model in Park Paseo with 4 bedrooms plus a large bonus room and an indoor laundry room.  Upgrades include stone tile floors throughout the ground level, new windows, remodeled kitchen and bathrooms and new stair railing.  The home is move-in ready and has a large backyard.

Upon entry, the staircase leading up to the second floor is directly in front of you and the living room is to the right, one step down from the entrance area.  With several windows and recessed lights installed, the room is bright and light.  The living room flows directly into an average-sized dining room.


One entrance into the kitchen is located off of the dining room. The kitchen has been remodeled with new wood cabinetry, recessed lights, granite countertops, tile backspash and black appliances.  Unlike the home on Palmatum, this home kept the original style with a peninsula, which has space for bar seating.  There is no pantry, but the kitchen sports plenty of cabinets and drawers, especially with the peninsula.

The family room is a standard size with the original brick fireplace, which has been painted white. A ceiling fan has been mounted and recessed lights have been installed.  A small nook, with what was originally a wetbar area sits to the left.

The backyard is a very good size.  Mature trees provide extra privacy.  Both, Christamon and Palmatum have larger back yards for the neighborhood, and especially in Irvine.

The half bath downstairs has been completely remodeled with new wood cabinetry, granite countertops, updated lighting, flooring and a new decorative mirror.

The laundry room is inside, adjacent to the bathroom.  It has access to the backyard and has space for side by side washer and dryer and has a sink on the opposite wall.  A set of cabinets sits above the washer and dryer and there is also space on the opposite wall for storage racks.

The stairs have carpet running down the center of stairs, with wood floor borders.  Carpet runs throughout the second floor hall and bedrooms.

The master is at the top of the stairs.  It’s a big room with one full wall taken up by a three-door, mirrored closet. A ceiling fan is mounted in the center of the room.   Large windows look out over the backyard.  The bathroom is found through an open entry and has been fully remodeled.  Without a privacy door, light and noise may affect someone who is still in bed, but it looks like a door could easily be installed.  Double sinks with a large vanity area line the left wall and a set of linen cabinets sit at the back.  Wood cabinetry, granite countertops and new flooring, lighting and hardware creates a relaxing space.    In a separate room is the remodeled walk-in shower which has a bench.

The other three bedrooms are average in size and do not have any recessed lights installed.  One has a smaller window that is fairly high on the wall and a sliding door closet.  The other two each have one window, but at a normal height, and walk-in closets (one much bigger than the other).

The shared bathroom has two sinks and a shower/tub combo.  Like the other bathrooms, new cabinetry, granite countertops, flooring, mirrors and lighting brighten the space.  The tub/shower surround has new travertine tile.  This model is the only one which originally sports dual sinks in the shared bathroom.

The bonus room is very large and can be used as another bedroom, office, playroom, entertainment room, exercise area or game room.  A wetbar sits in the back corner.

This is a great home for a family.  The difference of this location versus last week’s home at Palmatum is it does not face the school grounds, so traffic would not affect Christamon East during school hours.  It still is close to the amenities and school and sits on a nice cul-de-sac.
