I’ve read on several threads that people are worried about the noise from the 405/Laguna because they think it will be closer to than QH, but if you look at this site:

The southern area which will be mostly SFRs is farther away from the 405 than most of QH.
I just don’t think I can hold out for 4-6 years (I’m sure the best areas will be built out last, just like QH).
Why hold out if you don’t know what the homes look like. Plus everytime something new pops up, they’ll double mellaroos you like Woodbury.
It’ll be interesting to see how many people are still interested in buying in Orchard Hills and/or Laguna Crossing if the total property tax with Mello Roos ended up being 2.5-3%.
I sort of see LC as another chance for all those people who had deep regrets for not buying in QH in 2003. I would say that the home prices/property tax/mello roos in Laguna Crossing would be atleast or slightly cheaper than QH prices in 2003, a decade later.
2013 will be very much like buying in 1997, but i am guessing more than 80% of the people here would have already bought a home by this time. Personally, Since I have already waited 7 years to buy a home in Irvine, Laguna Crossing is worth waiting 3 more years for me.
