Does this sound any different than what went on or is going to go on at Woodbury, or any other sales event?
Does it sound like they are targeting a specific ethnicity?

Ivy in Woodbury East is one example of the strategy. Chinese buyers are very competitive in nature and especially in buying a house. The pend up demand and limited release may push them to paying above market rate when they felt like they are the exclusively selected qualified buyers through the token pre-qualifying process. Those who bought in Ivy bragged about how successful they were and how they were hand selected from thousands of buyer applicants. The idea is to have the buyers walking away feeling like they just received a a one of a kind GFE .

If you are a Wang or Smith then you will likely to receive an mailer. If you are a Hernandez then I am not so sure.
Products are totally designed to avoid certain Feng Shui pit falls. The homes were designed with carefully placement of toilet locations. The plans reflect sensitivity to Asian philosophy.

The Chinese in me is really tempted to buy…. TIC is really drawing out the materialistic side to own the newest, greatest & latest toy; all justified with satisfying my perceived happiness in out-doing my peers & family with the wiliness to work my hands to the bone in lieu of being emotionally available to the family, wife and kid…

The Husband/Father in me is also tempted, but the price is still too high… but boy that drive to provide a nice place to the wife and kid is really strong…  Got to be patient, have faith, keep focus and step back emotionally…

The Christian in me is disgusted… I still can’t believe that I’m can still be temporarily tempted/obsessed/blinded by a inanimate object!  It’s a stupid California Room, a covered patio!  The California Room will not bring you true happiness!  Sure it might be neat, but sooner or later you’ll be bored again…  Focus on what is important, relationships, being (emotionally) present to the people you care about, don’t stretch for any material possession.  Wait and learn patience and contentment…  wait on God, Irvine might be where we lay roots, but it might not…  Realize that we are so blessed already, and we have so much to be thankful for already…  Happiness is living life well, and we already have it living within God’s will everyday, whether renting, owning; living in a one-bedroom or a mansion; in Irvine or in LA…

By the way, I doubt your california room will look like what TIC is showing.  They are the masters of staging. It’s an illusion.

Asians see 99 Ranch Ranch Supermarket bags have 2 flagship locations printed on the bag and want to move there.

Asians associate Louis Vuitton, Hermes, and Gucci at South Coast Plaza with Irvine.

Asian parents go to J/K/C towns and brag about their Joy Luck kids attending the fabulous Irvine schools and compare their children to less fortunate cousins got in trouble in inner city schools.

Older parents living in SGV brag about their kids graduated from college and found a 6 digit salary job in Irvine.

UCI is a good university with the highest Asian population and parents can still do laundry for kids weekly and cook them Shark Fin Soup. May be their kids can find good Asian wife and husband there and not having to marry outside the race.

ABC generation who can’t read Chinese menu can point to pictures in Irvine Chinese resturant menu.

Boba and Yogurtland in Irvine fulfilled Asian cravings.

Chinese is afraid of crime.

Chinese is afraid of racism.

Chinese like new homes because they are afraid of ghost in old houses.

Asians like wide and straight Irvine streets because it is safer for their driving skill.

Asians love so many piano teachers in Irvine.

I would agree that the product is designed for the Wang, but that’s the product. You were pointing to the sales process in your original post and I dont see anything that stands out as targeting the Chinese.

Now, are you speculating that they are more likely to extend invitations to the Chinese and Caucasian buyers?

Or is it more likely that they are extending invitations to potential buyers that came in the last phases or are on the prequalified, interested list?

Ok. So we agree that this sales process is general and common, in fact, it is what you gotta do these days to be successful. But nothing to imply that they are doing this just for the Chinese.

BK - From reading your posts, I tend to think you’re making fun of the chinese, but what you’re actually doing is branding them, and if you’re able to get TIC to understand that you know the people and the people are buying TIC properties, then I guess TIC will take your advice in building the homes BK’s way.

TIC is afraid that I would know too much and felt their California Room invention trade secret would not be safe guarded when I am a regular here at IHB. They would rather have a not perfect house for the Chinese to protect their trade secret methodology.

No one else knows this 45% demographic well as me. The so call 200+ surveyed vocal participants were the peripheral consumers. Young Asian and Caucasian buyers who filled out forms.

Hardcore 1.0 generation reserve native Chinese consumers never participate in surveys and focus group. The home design is far from perfect in satisfying the need of the sack cash buyers. The language barrier prevents even the savviest marketeers from reaching out to this group which will also be the robust consumer segment looking for homes in the upper end array.

Homes were designed by Caucasians who do not even do stir-fry. The entire process were executed by westerners without a clue of the eastern philosophy totally absent of an Asian specialist to trouble shoot the products.

From the Ivy floor plan commentary post they did learn to get toilets away from the entry.

PM me if you want to avoid the bad floor plans.

I once took my hardcore Chinese relatives to PeiWei for a Chinese meal cooked by Mexican chefs. It was a disaster.

Seriously, I see these projects on a daily basis. I can actually see the models from my window ever since they broke ground. You might say, I have been goo-goo ga-ga these dang new homes from day one. I have been mumbling to myself, “I am going to get a particular model with the California room.” I even told me wife. (BTW, she says it’s a fancy covered patio). But just reading RC’s quote really smack me in the face and woke me up to a better perspective. Thanks!

You can bring a portable beach chair, set it out on the lawn, drink some Corona but you must avoid Spirit’s shower time. and enjoy your private moment. Also make sure Deuce is not around because he can smell the Corona from the 714 side of Irvine.

This is what a real California Room should look like (notice the decent sized lot).  Why would anyone want to live in Irvine, when they can choose to send their child to the prestigious Encinitas and San Dieguito Union School Districts and also be conveniently located near shopping, restaurants and beaches.

I guess there will be no flies in Irvine and shrimp paste cooking in kitchen would act like citronella.
