Plan 2 in defunct Andulusia. Plan 3 of Andulusia is very similar to the third story plan 3 at Portisol.

i like the new designs - they are a huge improvement over portisol which i feel was a step backwards from some of the developments built in irvine prior to portisol. 
i think they will do well even without being gated or having good - big yards because they are priced to reflect the lack of those features;

if you are considering waiting take note that there are a couple insanely good deals out there for similar money in similarly located but gated northwood ii (check out the NW schools too):

it doesn’t have the open kitchen dining family space that i love but the taxes are low, its gated and its already landscaped.

I think these plans would do really well in laguna crossings, they’d probably be more for the better location.  has anybody heard anything new about laguna crossings?  will it be gated?  will the lot sizes be better?  will it have UNI high?  when will they build it?

should have known, sundays the day to sneak into new construction… I was promptly asked to leave on a weekday… instead of playing woodbury paparazzi today, the kid and I caught the weekly impromptu soccer game at the commons… a group of about 30 mostly Hispanic players gather every Sunday morning to battle it out… very exciting action… I really wonder how many players are woodbury residences… it’s too early for security to come check fob keys; besides it is public irvine park… all too funny… I bet no residence paying $400 in hoas ever step afoot on the soccer field…

I’d guess most likely it’s going to be Prado’ed; the thing is I’ve never seen the plan 2 Andalusia in any of the Cal Pac developments before. I think it was developed just for this neighborhood. Maybe someone else has seen it? It could be the one one of a kind house in all of Irvine outside of Shady Canyon that isn’t flamboyant, gaudy, disproportional, or scary.

Cal Pac was restraint with its design. The homes are modest and do offer a lot of function for the money. The plans are always efficient and compact. Lets be honest. I would rather see a home with dignified honesty than putting lip stick on a pig.

Credit should go to Cary Bren and his staff to care about the first time buyers and growing families need. The land prices escalated so much even a Cal Pac box was too expensive and out of Cary’s control to keeping price at entry level.

His goal was to deliver a best home for a modest price but the land economic did not behave to his ideal. For those seeking to buy a home I highly recommend a Cal Pac resale. The 6 Sienna homes in Woodbury East and the few Andalusia in Woodbury like IHO said will be Prado off. I recommend them highly.

I have been thinking a lot about stucco houses. Many plain stucco boxes are actually very nice. The honest and simplified facade like the missions is just lovely. It is just a 4 corner structure. Why do designers have to overkill a simple facade?

A stucco home without restraint with too many goops, bad proportion, too many plane breaks, complicated roofs, and too many corners is like turning the beautiful America Ferrera into Ugly Betty.

Well said. When I walk through Woodbury, I’m always struck by how many different windows sizes one house can have. I think Stonetree Manor could have been beautiful with a symmetrical design. Look at the all the window sizes on that one in the top left hand corner. It’s just overkill.

Andulusia was integrated as part of the original Woodbury Masterplan for the SE neighborhood of single family homes. SW(Cypress Square) and SE (Arbor Garden) Woodbury was almost identical to the way it was laid out. (like a mirror image centered on Keystone. (Keystone is a community entry street in the middle of WB’s south side.)  SW Woodbury consists of the single family detached neighborhoods of Mille Fleurs, Villa Rosa, and Portisol.

Most of Cal Pac’s projects are very similar. I’ve seen many of theCampanile houses in other neighborhoods: NP, NWoodII, and QH. Plan 1 and plan 3 in Andalusia is nearly identical to the the plans at Portisol. (It would have been unfortunate, because the masterplan called for each sub-neighborhood to be unique.) I was only referring to the Plan 2 in Andalusia as one of a kind because I have never seen it before.

BK mentioned the Sienna homes in WE. Sienna was also a brand new product that never got launched beyond the model homes being built. 

In Woodbury, only Montecito and Carmel would qualify in your description of an infill project. (though WB is yet to be built out) This was the site originally designated for a middle school.

You know I have a story on the house in the bottom left and right photos. I was out with one of my routine walks with the dog a couple of weeks ago when I walked pass this house. It was the former John Laing Stonetree plan 1 model home/ sales office. The house was completely lighted. There were 4 cars in the asphalt parking lot right off the glass doors of its former sales office/ dining room. For some reason I thought that Stonetree was resurrected. Stonetree Manor still had homes that were partially erected along Revival. I went up to see if I could get a brochure. When I got to the glass door I saw a family sitting on the couch watching TV, and a couple of women working up a meal in the kitchen. The model home with it’s sales office, furniture, and parking lot was actually lived in! The cars parked in the lot were theirs I assume. I wondered if the family negotiated the sales parking lot as part of their purchase agreement?

BTW. Comparing the same project type of detached row houses. I think that even though Cachette is smaller compared to STM, its exterior is more understated and therefore makes for a more successful design.

Good observation in Andalusia there is a brand new plan. Cal Pac’s pulling out of the home building business sure left a void in the industry.

In order to yield a profitable land residual Cal Pac’s low footage for Andalusia and Sienna both would be bad candidates for BagOChips products. To make the selling price reach low $300 per sf by pumping up sf does not seem to be Cal Pac’s MO when efficiency ratio drops.

It is very obvious the designers of these homes adhered to the rules of feng shui judging from the majority of home buyers at Ivy. Although Asian population is 40% in Irvine the percentage of Asian buyers is much higher.

With that being said I would like IHBers to participate in the step by step plan review process. I found the best way to learn is actually doing it yourself.

First Rule: Identify the plans with a toilet or bathroom placed closer to front property before the front door. This is a plan where all future asset is flushed down the toilet before reaching the front door.

Second rule: Toilet and bathroom above the front door are very bad also. Occupants regardless of age in such a house will face serious health issues.

Third Rule: Toilet over cooktop. Cuisine is the second to education for Chinese lifestyle priorities. Having shit over food meant that the family will not be able to eat in peace. (money hardship, emotional distress, and family quarrels)

Please post your findings.

Not everything in life needs to be based on science. Take for instance the elbow for the toilet drain fitting could come loose and foul water would drip on the ceiling drywall resulted in an unsightly brown stain. I certainly would not feel good staring at it or see it when I enter the home or cook. Yes, after fixing it the problem is gone but on the back of my mind I always will look up for future leaks. This compulsive behavior will interfere my concentration and especially if I had to sleep in a downstairs bedroom right below a upper toilet location.

Try to explain science to a quarter of the world’s population, FCB, and one of the richest nation planning to buy us.

not necessarily science, but when you make a claim you should have some solid reasoning behind it. what you said about a loose pipe is reasonable.  what you said here:

I checked them out and am not very impressed, I actually like the Sonoma ones better, they at least have a 5-br plan. I don’t understand why people think they can’t fit 5 bedrooms into a 2500+sft plan.

I look at these and compare them to other 2500-3000 sft plans and I have to wonder where all the space goes? They don’t even have separate living/family rooms.

but the have a “nook” in the middle of the great room, surely that is worth (nothing) something!

plus, does each of the secondary bedrooms really need its own bathroom?  can’t kids share one for bedrooms 2 and 3?  who is going to clean all those bathrooms?

the plan 1 may sell well since it may be the only first floor master new home available in irvine.

for families the plan 3 carmel looks ok - i really like for the bedrooms to have their own bathrooms (it keeps things moving along in the morning rush) - the dining room really looks more like a library that a 2800sf home should have.  that being said the sonoma plan 3 which is only 200sqft smaller and what looks like may be as much as $100k less is clearly the better home design and value - it lacks a home office but it has the open bonus room at the second floor which really makes that level feel nice.  if you don’t have a living room then you need another space somewhere in the home for you to escape to or for the kids to watch tv, play video games, etc.  a “california room” (loggia/patio) is nice but it doesn’t replace such rooms.

i think the nook between the open kitchen and family room is great!  i love to watch tv while eating or to be able to keep an eye on the kids while hanging out in the kitchen.

On the Plan 3 Carmel you have the option of a bonus room on the 2nd floor. I suppose you can covert it later into a 5th bedroom. Only problem is there is no access to a bathroom from the hallway. I agree though, it isn’t a very efficient design and I’d prefer a plan 3 Sonoma instead and save some $$$.

I imagine for any of the models that have California Rooms, buyers would opt for the option of an indoor space… much like many turned tandem garages into extra bedrooms or living spaces.

I think it’s just more of a way for TIC to hike the price with minimal construction costs.

“Oh, you want the Conservatory Room? That’s another $25k.”
