Favorite Irvine Floorplan?

I’ve seen the Paloma Plan 4 model multiple times and like the layout. I am still not sold on the alley style garage and no private driveway plus it is a duplex. I do appreciate the number of bathrooms in the home (how often do you see 1.5 baths downstairs in a home this small), an expensive feature seen in more high end homes. I also liked the optional upstairs tech space and large MB closet. Wish they could have moved the fireplace into the Living Rm but like the open layout of downstairs.

As much as I love the La Paloma #4 floor plan, my husband does not like the location of Portola Springs.  Oh well, c’est la vie.

I also think PS is too far out… like Tustin Ranch, a little to north for me… and it doesn’t have a local shopping area / school system yet (other than Woodbury).

I actually like Los Colinas Plan 3 in PS.  Two years ago when we looked at it, it was priced at $1.25 million.  Now it is at $1 million.  They recently sold one at around $965K.  A new phase will be built out in 2010.  Hopefully we will see some more price reduction.

Now that IR2 has updated his site to include all of the Irvine floorplans (http://floorplans.irvinerealtor.com), I wanted to find out which ones you like.

Trying to ignore location, elevetion and age, I want to focus on what internal features you like about a floorplan.

I’ll start… it’s a newer one and although located in no_vas’ favorite area, Columbus Grove, it’s a layout that I wish Lennar had repeated at Woodbury:

It’s not 3WCG, but it does have a 3-car garage (pseudo). What I like most about this is they make most of the box space that the newer lots are built on these days.

They have a similar plan in Woodbury in both Rosemoor and Villa Rosa but quite neutered (in my opinion):

Granted, the Rosemoor plan is almost 400sft smaller but the Villa Rosa Plan 2 is 2925 and only 240sf smaller:

They removed the side facing storage garage, moved the 5th bedroom to the den area because that area is taken by a tandem garage and lost about a 1/4 of the upstairs which ended up removing the master retreat to make room for the smaller master bath.

What I like about the Alexandria plan:

1. Private tub area
2. Private shower area
3. Upstairs laundry w/ sink
4. Upstairs bedroom w/ private bath
5. Downstairs bedroom
6. Master retreat
7. Access to dining room from kitchen
8. High ceiling entry foyer

I would have probably switched the positions of the upstairs laundry and bath 2 to make it a jack-and-jill bath between br 3 and 4 and also looked into switching the den with the downstairs bedroom and creating an access door to the 3rd garage so it can actually be a guest room with it’s own garage.

What I like about the changes to the Rosemoor/Villa Rosa plan:

1. Living room (although small)
2. Laundry is two sided (sink/folding on opposite side of washer/dryer)
3. Private patio off of dining room
4. 1.5 bathrooms downstairs (powder room for guests, private bath for 5th bedroom)
5. Dual master closets

I would have probably utilized the space above the living room to create a loft area or a master retreat.

So for me, I think 2500-3000 sft and a 5br is probably the ideal house. I know that many of you vary in size and type of home but I would like to know which floorplans are your favorites and why.

i like the alexandria one - the woodbury ones can’t really be considered different versions of the alexandria one, they don’t measure up.  however i like all the pluses you pointed out in the woodbury homes.  where is there one with the whole package?

what are people’s thoughts of cal pac’s camelia 4 in northwood ii?  the one with the back set 2 car garage with side courtyard and bonus room above the garage?

Other than overpriced this is a good plan. Provence is my least favorite elevation. Old Hollywood with the front deck is much more attractive.
