I couldn’t find a thread on Tustin Fields, so I’ll start one.

By accident, I found this floorplan and really love it. (This floorplan and other Tustin Field plans available on this site.) It looks very kid-friendly! I like how the entire second floor is kid-only space. Their bedrooms are separated by a loft / play area. The rest of the living space is on the first floor. Since the master is on the first floor too, it seems like it would transition very well as the owner gets older in age and doesn’t want to deal with stairs. I was surprised to learn this is a John Laing Home. (Bk - in the past you’ve said they are safe and predictable. Any further thoughts on this?)

Hey, SoCal, it’s missing the upstairs mommy getaway master suite with jacuzzi tub and fireplace (and nice lock on the door).

This home has a single story impression with a second floor hidden in the attic space like many homes in Floral Park. The idea is interesting and certainly not a typical JLH one would expect to find on the Ranch.

This house is a good floor for teenage kids and empty nesters. However, for parents with little ones the plan is not good to have the Master BR too far away from the children’s BR.

Bk, is it weird that the dormer windows are facing the side of the house and not the front? I have not seen that before.

Thanks for the feedback, Bk. I always like to know your take on it. You are right that a parent with a very young child would not like running up and down the stairs. Fortunately, the optional den on the first floor also converts to a 4th bedroom option.

No 3-car garage? Boo.

It is actually nicely laid out if you have older kids.

I like master baths where the shower is its own enclosed space rather than connected to the tub with glass doors for all to see.

It seems like they could have added more living space on the second floor, like a 2nd master so parents can choose to live up there and maybe use the downstairs master for in-laws (FCB style!).

Just so that I’m clear, this detach SFR-semi-townhouse, has NO back/side yard, enclosed patio, just the stinking porch?

RC,

Porch has to be 8’ deep to be some what functional. Size does matter for the porch. The 3’ porch shown in photo would not satisfy the lady of the house.
