Best neighborhoods in Mission viejo

Hi,
We are looking to relocate and are especially interested in Mission Viejo area.  Mello Roos in Ladera Ranch and RSM are steering us clear of those areas, can anyone recommend a nice area priced appx $600-750k?  Houses on Betanzos, Avenida Veronica and Walnut Grove look interesting.  It appears that Melinda Heights is one of the nicer areas where you don’t get hit with a Mello Roos.  Can anyone make a suggestion on these areas, or know when Mello Roos is ending in Ladera Ranch/RSM?

Pages of recommendations there. Depends on if you mean your price range is that right now, or if you are willing to wait and see whats there in a couple years.  I’m a little biased towards Canyon Crest and I know stuff that was in the low 1,000,000’s are now falling to the 800’s and may be in your price range soon.

I live in Melinda Heights. It’s RSM, not MV. You have MR and two HOA’s. It’s worth it though I think because the communities are great. You can get a nice, newer home with about 1k in MR per year and about $100 per month HOA dues.

If we didn’t live in MH I like the Deane homes off of La Paz, across from MV high school. They are shutting down the elementary school in that neighborhood which will be an issue. The Deane homes are all electric though. Many people are adding solar units. They are unique floorplans and a well established neighborhood.
