You cannot hear it in your house
So if your windows are open on a balmy summer night you can’t hear the large locomotive going by five hundred feet away and yet I can from my bedroom 2 miles to the north?
Uppercut, I respectfully submit that you need to look into this.
I think different people have different tolerances. It’s probably not an issue for many. Personally, if I dropping big coin and buying an SFR to have a yard to enjoy, I don’t want the annoyance of a passing train or speeding cars… It’s more an issue of value for me. I want to have a built-in BBQ and a flat screen out back. Don’t want my Laker game watching disturbed by Thomas the Tank Engine.
Just wondering, uppercuts, if you have double-pane windows and maybe ipo, you do not? I used to live near train tracks and the dpw really helped cut down the noise a lot, so maybe that is one reason for the difference.

I think it would be. However, some of the time I like to have my window opened. I still hear the train and I’m 2 miles away.

Humm tough decision, my wife just asked me, if we had a choice, would we buy:
1) Columbus Grove - Alexandria
OR
2) Columbus Square - Gables
I do love Gables Plan 2, I’m sure we can stand the sparse neighborhood, train, hangers, spiders, toxic soil… I mean eventually, the entire Tustin Legacy will be completed and it would be just like any neighborhood…
But, Alexandria is within Irvine City and School districts, neighborhood is less sparse, I really don’t mind the power lines, seems like less price per square foot…

Keep in mind that you may not mind the power lines and all other stuff but potential buyers might. Resale value will be affected.

Power lines, ditch, waste management, concrete factory, etc. CS will eventually get built out along with the 2-mile long linear park, regional park and city park all right next to it. Are you planning to re-sell within a year or two, are you a house flipper?

acpme - 31 October 2008 10:56 PM i’m waiting for one of those plan 4s to come on the market. i know some of the architecture and design buffs think that model is a monstrosity, but that’s what makes it great. the thing is just a massive, boxy, hot mess of your typical mcmansion accouterments. i want to take a gables plan 4 and just plop one down on an ocean view lot in corona del mar. that’d be my dream.
bkshopr would be so proud…

I’m not in a rush to buy, when we do, something like Gables or Alexandria will be our long-term primary residence. Something that size, floorplan and location would forseeable be all we need for the next twenty-thirty plus years. Most of my peers would consider Gables their “third” house, after owning a condo first, and a townhouse second. We are going to try to make this our first!

If it will be your long term home, the neighborhood being sparse is not an issue.

Yea…that’s way overpriced.
It’s asking for more than what the plan 4 sold for?
Looking at the pics, landscaping, etc probably around 50k - 80k.
Plan 3 sold for 900k’s in the last phase so this property should be priced under 1 mil for quick sale.
What do you guys think?
