Homeless: “The house is positioned on a “T” intersection where a small, two block long interior street ends directly in front of the house. I’m not much into feng shui but many of my prospective buyers might be when I’m ready to sell.

So the house is located at the end of the intersection, correct? I was always told that it is bad luck to purchase a home in that position. It’s also bad “feng shui” to have stairs leading directly to the front door. It means all your luck is going out the door. Just some Asian superstitions I’ve picked up while growing up. smile

homeless, why doesn’t that neighbor park his extra car in front of his own damn house?  that would irk me so much, if that neighbor with the blue cover parked his car in front of mine i’d buy a rusty junk car as ugly as sin and park it in front of the offending neighbor’s house day in and day out.

FYI.  I heard recently that William Lyon sold the rest of its land in Columbus Square and won’t finish the Astoria build-out.  Too bad.  Plan #1 was my favorite floorplan in Columbus Square.

This isn’t a huge shock if true.  The downward price trajectory was looking good for a purchase there in ~2 years, and at the rate they are selling, they’d still be selling new units then.
We’ll have to see what confirmation of this plan surfaces.

They sold the land to another developer who is going to finish the build out, but the they will continue to use William Lyon sales and marketing.

Having the new developer continue with the Astoria plans makes sense.  However, I think Lyon laid off most of the sales force.

Astoria Plan 1 is my favorite floorplan out of all the floorplans I have seen in Irvine and anywhere else except for the real multi-million dollar homes of Shady Canyon and Crystal Cove.

Their prices are now in the $700,000s with a $50k incentive. I had the price sheet, but threw it away, so I don’t have all the exact figures.

They tore up the pavement of the parking lot for viewing the models. Maybe they are trying to sell the models and shut up further Astoria construction for a while, no matter who “they” may be, who ended up buying this from Lyons.

I’d be interesting to find out.  Although with their current VERY restrictive parking it would be unpleasant at best.

They have 2 models left to sell.  The office model (plan2) is going for $856k and the plan 3 model next to it is for 1 mil.  Model 2 upstairs is very plain.  Model 3 is upgraded to the max.  I think the name of the company that bought the models and land from Lyon is Resmac (spelling?)

That’s an average of 150k a lot. Seems a little high. But I guess this will help them get through the hard times. Lanner did the same thing a few months ago.

I bet Lyon is glad that is off their books and receiving some capital to pay off their debts.  I much how much they had to write off.
