Still $1,000,000 too much.  It is in the shadow of that apartment building every day after 2:00 pm.

The 2,300 sq ft variety has been going for $1.3 to $1.4.  Though not on a great street this is a big house.  If it listed at $1.6 I bet it would get some bites.  The original price was ridiculous and again I think the current $1.9 is a few hundred thousand high.

While we are on the topic of Toledo, check out this listing right next door. I can never figure out how a person can pay for a property like this and in less than 2 years have to sell it again. Now for huge ass loss..or at least it will be when and if it finally closes.

I think the seller ate the majority of it. I still think 200 grand is a chunk for even that amount of time.

Well…  The garage is too dominant and the double doors look kinds of silly.  Also, is that located right next to a street?  I think you can do better.

That said, you have a far better feel for what your family needs than I do.  If it meet your needs, go for it, but I wouldn’t compromise because you feel you need something now.

That’s not a street; that’s the parking lot for the marina (click on the photo for the listing).  That is, it has a close water view.  Looks pretty sweet to me, although you are right about the front of the house being all garage and double doors.  But considering how close it is to the water, I think one could overlook that.

If you can handle the weekend invasion this place looks OK. I think it sort of compares to the properties across from Mothers Beach. I just don’t like the weekend crowd aspect

The views on that one appear to be blocked by the neighbor.  The Wendy Lane house directly overlooks the water, which has to command a premium.

From what I have heard this is much more about Poly than Wilson.  Yeah it happended after a Wilson game but they were playing Poly and most guess it is likely the Poly element that is what is in play here.  I guess they aren’t going to stop playing Poly anytime soon though.  It is a shame.  Wilson is a good school and is safe.  This is an anomoly which is why it’s big news in LB but it surely makes it hard to shed the already less than ideal image after this.

Very sad for this family.
