This new listing for a Plan 4 Decada ($709,000- haha!!) has some of the most laughable realtor talk that I have seen. What a joke!!
"This is the perfect house for a buyer that does not want to wait for the next phase to be built or, sit on the extensive waiting list for this specific model to become available. Because the house is so new, the backyard needs to be landscaped, allowing a new owner to add their own personal touch to the property."

oh, that’s just sad.  my IAC apartment has those cabinets and the stainless steel whirlpool appliances, i “only” have caesarstone.  they can keep that granite though, i can’t stand the stuff - every time i see it i’m reminded of avocado green appliances.  will be interesting to see when it starts getting ripped out because it’s “dated”.

Anyone know the next release for Decada?

I noticed the combined HOA dues are now more than $300… I suspect this may be due to the Portola Spring houses are being put on hold.  Any thought?

I talked with the lady today and she said that it will be the LAST phase of decada and no any new plan and idea about rest open space. The phase four will be built on the current visitor parting lot. All they offered was a 20k incentive for phase four and 15K incentive for furnished models if you financed through their lender (30-year fixed is 6% with one point).
compared phase four to furnished models, the price difference is 64k (model 3). I don’t think that all furniture in model 3 is worth 64K.

Damn, there is a huge premium for TRidge.  Bank-owned of my plan just closed in my tract for $552K.  Bower Tree would only by an early 2005 rollback price-wise.

6 or 1/2 of a dozen. Plan three greatroom has windows on 2 sides which allows more light and ventilation. The model is plotted at the location receiving the most sun so with a different orientation light condition will differ drastically. Dining area is not as well defined compared to the plan 4. Plan 3 has a den downstairs and plan 4 has a functional bedroom. Many have chosen the den as formal dining.

Most of the models for other projects will also be sold off soon. Starting fresh with a clean slate with post bubble products hopefully with better “chi” this time around.

Really? thanks for the info.
I like the back yard of resident 4 with BBQ & water feature, and the model house could save me lots of trouble. Plan 3 is also nice.

It is kind of scary to make an offer at this timing, so i am realy hesitate.
Is there any input or concern regarding the price, timing, Decada, Protola Spring, etc?
