A $700,000 decrease or -26% for a Shady Canyon lot: 68 Canyon Creek

Yes, it’s a decrease of 26% from the (arguably) unrealistic price of $2,650,000 for an odd shaped lot. On the other hand, the current asking price is about 4.5% more than what the owner paid for it. The plans that come with it may have no value to the future buyer and its a shame.

At $1.3m and if the plans were suitable, it would be a decent buy.

Another over $200,000 price drop on a Shady Canyon mcmansion.  And like so many in Shady, this one has been on the market for 675 days.  No bottom in sight for the collapsing market in Shady Canyon.

28 black falcon doesn’t have a very accomodating bedroom arrangement. perhaps this makes it very difficult to find a buyer.

Assuming it sells for around $4.1 or so, it would be difficult/impossible to duplicate that home even at todays’ depressed building prices. The back yard is nice, it has decent views - overall I think it’s a nice home although the landscaping is completely overgrown and needs to be ripped out and redone just like a lot of other homes in Shady. Although it’s a corner lot, Boulder View and Black Falcon don’t see a lot of traffic now (except construction traffic) and once all of the homes are built out there will be almost no traffic.

If I were in the market today I would give it serious consideration, especially since the building process at Shady is such a pain in the arse. You have to figure about 3 years minimum to build a home from the time you buy a lot, then you get to deal with the architectural committee sending you nastygrams every other week, the “roving patrol” citing you for one thing or another, and the list goes on. You’re always about 1 letter away from a lawsuit for one thing or another. There is definitely something to be said for just buying a home and moving in.

118 Canyon Creek just had its price lowered another $1,000,000 or another -14%.  That is a total decrease of $3,000,000 of its original price or -33%.  And worse, it probably has another -40% to go.

I don’t care how big or nice the house is.  It is ridiculous to pay over $3M for a house this far away from the coast.  For goodness sakes move to Arizona.

Personally I am not a huge fan of Shady Canyon, but for the life of me I can not see why anyone would want to live in Beverly Hills; citified pretentiouness with no privacy, surrounded by yech.

I dont see much difference

For me, Shady is much different than BH.  Shady has way more open space and the surrounding areas are very nice middle class.  All the utilities are underground.  And some of the houses in Shady are beautiful.  Maybe the same could be said about BH homes though.

I like the shrubs, but heat, lack of character, and desert feel?  Don’t know where you are coming from. Maybe it’s hot compared to the seaside, lacks character compared to some other areas which don’t regulate the building style so strictly…Desert feel? Cacti don’t only grow in the desert, you know smile

So find an area with a cool climate with lots of character and shrubs that you like and move there. Puget Sound or Vancouver Island come to mind. But give the argument a rest, please….

Anyone ante up the $35 to visit this years Philharmonic House of Design on Canyon Creek? It seems to be bringing a fair amount of traffic into Shady which might help spur some sales - there has been a distinct lack of open houses in the past few months so the weekend traffic of looky-loos has been minimal compared to last summer.

Couple of other observations - 51 Echo Glen just came on the market at over $10 million, and 21 Ridgeview in Turtle Ridge just came on the market for - whoa Nelly - $5.4 million! (insert rolly-eyes icon here….)

The number of unlived-in new homes in Shady has dwindled to an all time low - I’m counting only 5 remaining and one of those is still under construction. Plenty of resales, however, and lots of homes under construction but whether they are going on the market or not is unknown. I heard that the new home on Tree Fern might go up for sale, so there actually may be 6.
