Whatever a willing buyer and a willing seller agree on.
One is not only paying for the buildable area inside the boundary of the property but the land surrounding the property dedicated for open space as well. The openess and extra elbow room between neighbors are all factored into the equation. There is no such thing as FREEEEEEEEEEEEEE land.

I’m not sure if this is accurate or not, but it looks like 53 Canyon Creek was sold for $750,000 in March and then relisted for 2,999,000.

I thought there were lots still available. I’m sure if you call TIC, they will let you know. That info used to be available on the website, but now they are restricting info as well as sales / releases.

access to the homesites information is on a need to know basis and quite frankly, you people don’t need to know. if you go to shadycanyon.com it’ll take you directly to the golf club information and nothing else. but what the hell, i’ll throw you peasants a bone.
here’s a link to where you can find an interactive shady canyon homesites map. search by street and then you can click on each lot. you can see the shape of the lots, total sq ft, and buildable sq ft. there’s only a few small lots still available. look at tree fern and echo glen.

If I am reading the various posts correctly, no guarantee, the lender now owns the home. The first was $2.7M or maybe $2.8 M and nobody bid at the courthouse steps auction. I doubt if the property is still listed with McMonigle, as it will probably be awhile before an institutional lender can get through it’s own paperwork and list the property for sale. There would be no loans on the house presently as it is now owned by the lender.

This weekend a realtor told me there are 44 for sale listings in Shady Canyon. I don’t know what the minimum price is in Shady Canyon, but most of the homes for sale are more that $3,000,000 and my guess is that at least half are listed at more than $4,000,000. How big might the market be for $4,000,000 homes in Irvine? How long will it take to sell 44 multi-million dollar homes in Shady Canyon? How many years of inventory is that?
