Where can you buy cheap land near OC?

I love to have a few acres to grow avocado and fruit trees because I know there is no land in OC. Does anybody have any information about the areas that are nearby to OC that are still reasonably inexpensive?

i think the problem isn’t land, its water.

i think you can get reasonably priced ag land around bakersfield, maybe ventura too, that has water rights

You can still find areas that actually already have the groves still intact. Check out Bonsail which is just inland from oceanside.

After researching the same topic, I found that the issue is fire areas…see SD fires!

sounds like you may want to buy an avacodo grove in north SD county.  maybe around Ramona?

That won’t be cheap.  Maybe $100K an acre or so if they are in production.

I used to work with a guy who lived in Fallbrook and commuted to Irvine.  He had lots of avocado trees on his property and would often bring them to work to share with everyone.
