What’s going into escrow - Irvine and maybe some Tustin too

Now we return back to our regular scheduled programming: escrows. Up next Ipo’s house, a nice detached unit in Northpark.

Yeah right!
He wishes it was Northpark.
His place is in the buffer zone; maybe he’ll make it to Northpark eventually.
I’ll really worry/panic if he starts mentioning affluent enclaves like Cambria or Huntington. (Smiley)

He is my Realtor for sure, I will just wait until he signs the listing contract to tell him what my “necessary upgrades” are.

You should have told him to hire movers, landscapers, cleaners, etc..
If he’s cheap, which seems to be the case, tell him to do it himself.
I understand things may be slow but no need to stoop to those levels for a small commission.

When IR2 gets as big as Fallis Ten, he’ll probably be sending you over to handle the house prep…

IR2 was just helping out so he could get a chance to fire my rented pneumatic finish nailer.  He took it outside and ripped off a bunch of rounds.  It’s not a Glock, but does provide a little of the flavor without having to head to the shooting range.

We’ll see about that Ipop, make it out of the buffer zone first.
Way to degrade the guy, having him schlep your stuff around.
One phone call to Goodwill would’ve solved everything.

Now he’s going to have to waste, I mean spend his weekends trying to push your cracker box instead of sitting on the balcony, swatting flies, and gazing at the Sports Park at his other listing.

Alas, bandwidth to my abode is now gone…  I assume ole IR2 has a cell modem for the laptop as all good realtors should.  If not, with the commission he’ll earn from me, he will be able to afford the $50/month now for at least the next couple of years.

Sorry to disappoint, ten, but that’s OK.  Your point is well-taken.  I’ll take my lumps and get dropped a notch.  It means I must have had a pretty good standing with you to begin with.  I love it.  (And don’t start complaining that realtors are “stooping,“ working too hard or getting paid too little here.  It’s not going to fly with this crowd.)

My point is that you can get out more than what you put in.  For example, the mental image alone of Ipop rocking the paintbrush microphone to some radio Scorpions song during his sleep-deprived delirium is going to keep a smile on my face for the rest of the year.


Also, if you just admit that winning your bet would have been better if “the GF” had buffed your bumpers himself, I’ll be satisfied.  You should have required that as part of the deal.  It’s never just about the dollars; remember the whole package.

You know it already though.  I know you do.  Nothing worthwhile comes easily.

Break Ipop’s spell.
At the very least, he should’ve paid for a round of golf (w/cart) at the TR course and taken you to French 75 (or whatever it’s called now) for lunch.
Instead, he gave you a warm 12-pack of Bud Light.
Probably stuck you with the U-Haul bill.
Wouldn’t surprise me to hear he tried to get your kid to help for free.

I know those locations well Ten…  I drive by them on my way to El Polo, which I do frequent often and my kids dig the popcorn chicken.

If you ever find a little lady to bust out a couple of Ten Jr’s, you will quickly realize why you have no business shopping in Ethan or T-Ville, at least until the kids are older.  I happily acquired a dining room table and chairs from ole Comfort Furniture for a grand total of $495 years ago and we have beat that thing to hell.  I don’t care when the kid gets marker on it, scratches it, etc.  I learned my lesson a while back when we unloaded $10K on a bedroom set and living room armoire for the “new” condo and my lab proceeded to chew chunks out of 2-3 of the pieces…  Never again I say!

We may have peaked on sales for the spring selling season. Lansner’s showing 2,219 sales in the past reporting period, down 116 from the previous report and 170 from the one before that.

So much for Steve “first-time buyer wave” Thomas’ pending sales math.

After you found out I was planning to stop by, why did you tell Cayci to bring the following items.
Duct tape, electrical cable, holy water, crossbow w/silver tipped arrows, and plenty of garlic.
Is that IHB T-shirt for me?
No I don’t want to wear the matching hood that goes with it.
It will mess up my hair.

50 winding way has been on the MLS since last week for $1.22 million.

The listing date for this is 6/17, and it went back to the bank on 6/27. The listing agent is a no name agent with a no name company. They are probably clueless to the fact that the owners changed hands, and the bank is the current owner.

It takes a while for the bank to kick the squatter out. It also takes the county forever to get the trustee deeds recorded, they are slammed, and don’t have the staff. I saw one that was foreclosed on in December, but the trustees deed wasn’t recorded until June.

This bulletin just in, the high-end is indeed immune.  I repeat, the high-end is immune!

A few recent closes of higher-end Irvine places:

23 Tall Hedge in TRidge, closed 7/8 for $1.73M.  Paid $1.65M in Sep 2005.
142 Treehouse in QH, closed 7/8 for $1.24M, paid $904K in Dec 2003.
102 Ambiance in QH, closed 7/3 for $1.36M, paid $1.035M in Jun 2004.
23 Woodhaven in NWP, closed 7/1 for $1.45M, paid $1.37M in Mar 2005.

Average depth of rollback on these is only mid to late 2005 pricing while most of the rest of Irvine is selling at mid 2004 prices…
