Plan 4 is this year’s Irvine Public School Foundation House Raffle.  The flyer in one of the secondary bedrooms for the raffle values the house "in the low $700,000."  I think they were assuming to add $10K per phase to the original $670K price, but the boom times have passed.  The official rules to the raffle also says the list price was $669,880.
I think it is a decent floorplan despite it is an interior location.  If I had a choice, I would go for the sligthly smaller but end unit Plan 3.

If my ticket wins, I’m taking the cash and putting it toward my (eventual) down payment into a single family house.  I want some kind of courtyard like the Plan 1 at Paloma; I don’t want to live in California and not be able to live the indoor/outdoor lifestyle. 

They already committed to the cash payment equivalent so they can’t reduce that payout amount even as their condo tanks in value, can they???

Good luck ISM and anyone else!  We did the raffle last year, but didn’t win the BMW or the house last year hehehe

I think last year’s home was estimated at $800,000 but I can’t remember which tract it was.

Last year I think it was a 3 floor 2BR Taylow Woodrow Homes condo, and the early bird prize was a seven series BMW.  This year there are two Mini Coopers as the bonus raffle.  The sneaky thing is the maximum tickets sold has crept up from 10K to 15K last year to 20K this year.  I don’t think they sold out last year.
There is a certain threshold of tickets sold to qualify the $500K in lieu of the house options.  If not enought tickets are sold, you get half of the pot minus expenses.

I visited these model homes last month i think it was. The homes are nice but i think that they are over priced. 522K is WAY too much for the residence 1. Somebody is ABOVE you in that floorplan. We passed up on that and decided to go buy in Savannah At Columbus Grove. We paid 501K for a 3 level townhome and plus we got 10,000 dollars for flooring from the builder. CAN`T WAIT TO MOVE IN !

They are supposed to have another phase release this Saturday 3Feb.
I don’t know, but it wouldn’t surprise me if they have a few units left from the previous phase, and it wouldn’t surprise me if they will offer a partial release of the next phase, instead of the whole deal.
If anyone attends, please report how it goes.

I might have my John Laing communities release reminders mixed up in Outlook.  4 Quartets probably doesn’t have their release on the 3rd.

I purchased last year, and I purchased again for this year.  There’s no way I’ll take the condo if I win.  Instead, I’ll take the cash and use it toward the downpayment for a SFH when I finally buy.

i would do the same thing, take the cash… instead of actually paying on taxes and everything if you decide on taking the condo.

John Laing has added an MLS listing for one of the plans in 4 Quartets in Woodbury.  (92 Talisman, Irvine 92620)
It looks like residence 4, but no fire sale discount at $620k. 
Wait, make that no discount at all (unless there are mega-upgrades).
It’d be interesting to find out some intel…did it pop out of escrow, never sold, etc.

Talked to the Four Quartets folks recently.
They are about to release phase 3A, at the same prices as the January 2007 list above.   Laing has <u>12 phases</u> planned for this community, and  estimate it will be about <u>2 more years</u> until they are built out.
Buyer beware.

Since Woodbury is just across from Sand Canyon Rd./El Toro, I thought the following link would be interesting to anyone researching living there in the future…

The problem with these is they havn’t even stated building phase 1 yet.  They are pre-sale only. hahaha Good for the builder, bad for the lowballer.
