Question on Lennar Negotiation Practice

Hello All:
I received a call and email from Lennar advising me I was being offered a home in an upcoming release.  I emailed back asking for a) the purchase price, and b) whether Lennar would consider various incentives, i.e. HOA payments and upgraded flooring.  
I never heard back from Lennar so I went to the sales center; I was advised the home was sold to the next person in line. 
Is this standard practice?  I would have thought basic negotiation practice and etiquette would mean Lennar would at least get back to me to say no so I had a chance to accept the deal as is.

sounds rough.  i’d imagine it would be a round robin, and eventually they’d come back to you after going through the rest of the list?  just a thought.

Right now the homebuilders are desperate; the last thing they are thinking about is etiquette or building relationships. If a real buyer walks in and you are trying to negotiate, they will forget about you in a nanosecond. Of course, if the buyer cancels or if the deal otherwise falls through, they will very politely call you back and start kissing your a$$. If they do, hold out for an even better deal.

Just out of curiosity, what community was it?
I’m wondering if they are trying the phone phase release in more than one place.

Elvin - how much time has elapsed since you last communicated with Lennar?  Was it a generic email sent to all on their "Interest List" or was it specifically addressed to you?  It sounds to me like they were merely going through their Interest List and calling/ emailing everyone in hope of generating some interest, which it did with you.  Legally, it doesn’t sound like you have any legal recourse, but you are right, they should at least notify you that their contacting people in itself, without more, does not obligate them to negotiate with you exclusively.

Thanks for your comments.  The email was sent to me specifically and I responded immediately afterward.  I’m not thinking of legal recourse - I was just surprised that after all the good natured reception by the staff I wouldn’t receive any word back from them at all.   Lesson learned.

Good natured reception = all a front. They are out to sell homes and make a buck for themselves, not to help you. They are the enemy, who are not to be trusted with anything they say.
