        <p>My husband has a job offer in Highlands Ranch, CO. From what I understand, the area was purchased and developed by Mission Viejo. I find that interesting. We have been looking over a lot of information on the area. It seems to be a master-planned and family-oriented community such as we are used to here&#8230; but your dollar goes a lot further in terms of real estate. Aside from the elevation, being a mile closer to the sun, and the snow every now and then&#8230; I would say I am pretty interested in it. We are thinking of going there to check it out. Has anyone here visited or have any thoughts on it?</p>

        <p>I am also starting to broaden my home search to San Diego as well. Is there any nice master planned community that has similar feel to Irvine? I&#8217;ve heard that Poway is a good place to live and also has good schools? If i am searching for new construction SFR homes between 2500 - 3000 square feet, what area would be a good place for me to start searching.</p>

<p>Anyone have any information about Chula Vista? It sure is close to Mexico. There must be as many hispanics living there as there are asians living in Irvine.</p>

<p>As house prices have declined, many borrowers now find themselves &#8220;under water&#8221; on their mortgages&#8212;perhaps as many as 15 to 20 percent by some estimates.&nbsp; In addition, as the economy has slowed and unemployment has risen, more households are finding it difficult to make their mortgage payments.&nbsp; About 4-1/2 percent of all first-lien mortgages are now more than 90 days past due or in foreclosure, and one in ten near-prime mortgages in alt-A pools and more than one in five subprime mortgages are seriously delinquent.&nbsp; Lenders appear to be on track to initiate 2-1/4 million foreclosures in 2008, up from an average annual pace of less than 1 million during the pre-crisis period.</p>

These on the ones that I enjoy showing to people who say things like &#8220;OC real estate won&#8217;t fall&#8221; or &#8220;In Pacific Beach, real estate will keep going up since only really rich people own and invest there.&#8220;&nbsp; Well as you&#8217;ll read I&#8217;d say a 28 year old mortgage broker a.k.a flipper, the gig is officially up.&nbsp; I&#8217;d propose there are many others like him who own in Irvine and are getting a wake up call every morning lol.</p>

<p>Matt Sauer, a young, single mortgage broker, planned to get rich quick after graduating from college. By age 28, he owned properties in Pacific Beach, Las Vegas and Florida.&nbsp; To save money, Sauer, now 30, cut back on dining out and moved in with three roommates. He also has re-evaluated his views on debt. </p>

<p>Mark Miller, a San Diego bankruptcy lawyer, is seeing the fallout. His offices are buzzing with young couples, many facing foreclosure and some owing as much as $200,000 on credit cards. “We have finally gotten over the concept that debt equals wealth,” Miller said. “I&#8217;d get guys coming in with their arms crossed, saying, &#8216;I&#8217;m only here because my wife dragged me in.&#8216; Now I am seeing capitulation.” Alger and his wife bought a one-bedroom condo in Mission Valley as newlyweds. A few years later, they turned it into a rental property and bought a three-bedroom condo nearby, where they planned to raise their two young children.&nbsp; Money was tight on his $32-an-hour job as a sheet metal worker, especially after his wife quit working as an aesthetician and went back to nursing school. It didn&#8217;t take long for their financial house of cards to collapse. When their interest rates adjusted, the Algers used a home equity line of credit to pay their property taxes.&nbsp; This spring, Dan Alger lost his job. The Algers defaulted on both mortgages in a matter of months.</p>

        <p>Can anyone give me some info to pass along to a friend? She lives in another state (Montana). She does not have a lot of money&#8230; is a single mom&#8230; and can only afford to rent. A friend of a friend offered her their home in a &#8220;rent-to-own&#8221; situation. I don&#8217;t know all the details&#8230; and neither does she, yet. But it sounds like the owners have had the house for sale and haven&#8217;t had any luck. So now they want to rent it out ... but I don&#8217;t get the &#8220;own&#8221; part. I don&#8217;t know if this means they transfer ownership once the house has been &#8220;paid&#8221; for so in other words they are essentially carrying the loan for the renter or if it&#8217;s just a sham. To me it sounds very risky especially in these times. Besides hiring an attorney (I really doubt she would because of her finances), what is some good advice I could pass along to her? I personally feel she shouldn&#8217;t even be considering this but she has stars in her eyes and won&#8217;t listen. Thanks in advance.</p>
