Open House Review: 30 Farragut

This pool property’s home is partially upgraded with new flooring, updated kitchen, smooth ceilings, new internal doors and added ceiling fans.  It  is listed with a downstairs bedroom, however I believe it would better serve as a guest room or office since there is not a full bathroom downstairs.  Traffic from Bryan, which backs to the property, could be heard from the yard, but the traffic sound was minimized with the windows closed.  The price has dropped $50K as of November 14.  30 Farragut residents are slated for Northwood Elementary, Sierra Vista Middle School and Northwood High School.

Walking through the front door, the family room has vaulted ceilings and is light and bright.  The laminate wood flooring flows throughout the first floor apart from the carpeted living room and tile bathroom floors.  The staircase has new a new railing and separates the living room and dining rooms.  Immediately to the right is the garage entrance.  The living room is a standard size and has a very open feel with the open staircase and vaulted ceilings.

The dining room is in a designated area, but has an open flow from the living room and kitchen.  The dining room can fit a good size table. Large windows look out to the backyard pool.

One kitchen entrance is found off of the dining room.  Upon entry, the laminate flooring where the refrigerator was, dips and looks like a little bit of damage may have affected the area.  The kitchen has been remodeled with white cabinetry, white appliances, granite countertops and recessed lights.  A peninsula with space for bar stools separates the kitchen and family room.

A small wetbar area with a sink is located across from the pantry, in the family room.  The family room is cozy and could furnish a couch and television around the fireplace.  A ceiling fan with a light is mounted on the ceiling.

The large backyard is hardscaped with a good size pool and a small Jacuzzi.  It is a nice size with some patio area to entertain.  There is no grass but there is a planter with plants and trees lining the back wall.

The downstairs bedroom and bathroom are located off of a hallway behind the family room.  The bathroom looks dated with the tile, which lines all of the walls.  A single sink with white cabinetry sits at the back wall.  The room downstairs is carpeted and has mirrored dual closet doors and a ceiling fan.

Up the carpeted staircase is a hallway with a set of linen cabinets.  The first double doors to the left leads into the master bedroom.  It is a nice size room with a set of large windows looking out to the back, and overlooking Bryan.  A ceiling fan is mounted in the middle of the room.  Again, noise from passing cars were not noticeable with the windows shut.  The master bathroom is located through an opening. Without a privacy door, light and noise from the bathroom may affect someone still in bed.  I’m not a big fan of carpet in the bathroom area, and the tile in the tub and shower surround are dated, but the space is large with both a tub and a separate shower.

Similar to the other bathrooms, the shared bathroom has a single sink and original 4×4 tile surround in the tub/shower combo.  The cabinetry is updated, as well as the lighting and flooring.

The secondary bedrooms are carpeted and equipped with a ceiling fan.  Each room has a good size window and a closet with dual sliding doors.

The home has a nice layout.  The property backs to Bryan, which has quite a bit of traffic, but not as heavy as Irvine Boulevard.
