Open House Review: 22 Fort Sumter

As of June 10, just 7 days after the home was listed, the status of the home changed to “ backup offers accepted”. I was surprised with the high asking price at $531 per square foot, but the home is nicely upgraded throughout and has a good size yard. This is a single level zero-lot-line home in Northwood. With it being on the corner, it is not obvious that it is a zero-lot-line home. The one downfall is the location with 3 streets surrounding the home with Northwood on the back, Monitor on the side, and Fort Sumter along the front of the home. Traffic from Northwood could be heard, but the street is not as busy as Yale.

Laminate wood floors flow nicely throughout the dining room, kitchen and living room. All of the windows are new and the ceilings are smooth. The living room, dining area and master bedroom have vaulted ceilings and the yard is a U-shape. The home currently feeds into Brywood Elementary School, Sierra Vista Middle School and Northwood High School.

The front door is located on the side of the home. Without a proper entrance area, you enter into the home with the dining table immediately to your right, a wall with the coat closet in front of you and one of the bedrooms to the left. The dining area is on the cozier side. The kitchen is found through a wide opening beyond the dining area. It has been remodeled with white cabinetry, granite countertops and stainless steel appliances. The old fluorescent lights have been replaced with recessed lights, raising a part of the ceiling. A sliding glass door leading out to one of the side yards is found along one wall of the kitchen.

The patio area has a patio cover wrapping around the corner into part of the main yard. The yard is nice and flat with plenty of grass and a spacious hardscaped area for entertaining. A gate with a door has been installed in front of the other side yard, separating the main yard to the other side patio which is accessible from the living room and master bedroom. By having a gate installed it provides a small private patio, similar to the feel of an atrium, outside of the living room and master bedroom.

The living room has vaulted ceilings, providing a spacious feel. With multiple windows and the sliding glass door, an abundance of natural light floods the room. The original brick fireplace has been painted white. The room is a nice size.

One of the secondary bedrooms sits off of the entrance area, so I wonder if noise is a factor when the dining area is utilized. The bedroom has a mirrored closet with a nook next to it, big enough for a piece of furniture. The room has new carpet and the window looks out to the walkway leading up to the front door.

Off the short hallway are the master bedroom, shared bathroom, secondary bedroom and entrance to the garage. The master bedroom has a large mirrored closet lining the right hand wall as you enter. A linen closet sits on the left. The bedroom is a decent size. A sliding glass door leads out to the private side patio. A remodeled bathroom is located through an open doorway. Without a privacy door, light and noise may affect someone who is still in bed in the mornings or evenings, but it looks like a privacy door could be added. The bathroom is in excellent condition with white cabinetry, dual sinks, granite countertops a large shower and a large walk-in closet.

At the end of the hallway is a large secondary bedroom. It has mirrored closet doors and the window faces out to the front of the home. The garage entrance and shared bathroom sit between the bedroom and master bedroom.

The shared bathroom has the same white cabinetry as the master bathroom, nice granite countertops and a new decorative mirror. The tub is original with 4×4 white tile surround but is in excellent condition.

22 Fort Sumter is nicely upgraded and sits across the street from the community tennis courts. The swimming pool is close as well. The only downfall is the location of the home with three streets surrounding the sides of the property. However, Northwood is not yield as much traffic as Yale. Monitor is the middle entrance into the tract out of the 3 entrances so it may not see as much traffic as the other two entrances. The property has a large flat yard and the home is in excellent condition. I am curious to find out what the final selling price of the home since I still consider it on the high side.
